How to write a property classified that attracts serious enquiries rather than time-wasters.

Property classifieds remain a primary channel for local buyers and tenants, particularly in tier-two and tier-three cities where newspaper readership is still the first place people look.
The essential details
- Property type — flat, plot, independent house, shop, office
- Location, as specifically as possible
- Area in square feet or square yards
- Configuration — BHK count, floor, facing
- Price or rent, with whether it is negotiable
- Contact number
Include the price
Advertisements that omit the price generate more calls but far fewer serious ones. Stating a figure filters out enquiries outside the budget range before they consume your time, which is almost always the better trade.
Be specific about location
"Near Tonk Road" is more useful than "prime location", and a named locality is more useful still. Buyers search by area, and vague geography is the most common reason a listing underperforms.
Classified or display
A text classified is sufficient for an individual flat, plot or rental. A display advertisement earns its extra cost when you are selling a project, multiple units, or a property where a photograph and layout plan materially help — and for commercial properties, where the buyer pool is smaller and each enquiry is worth more.
Repetition works
Property advertisements perform better with repeated insertions than with a single large one. Three modest classifieds across consecutive weekends typically generate more genuine enquiries than one large display advertisement on a single day.
